Government city councils lack any accurate population monitoring database, and they lack an ability to track and update the records of city dwelling residential and commercial rented property occupants, relocating from place to place, within the same city; which may affect their documented official addresses and make tracing and identity checks difficult for the government, at any time interval, long enough for relocation to occur, such as 2 years.  

Due to the lack of such accessible city dwellers' database, from any government city council in the country, Banks and allied financial institutions go through the stress of driving around town to verify the newly documented addresses of new customers or each new account holder. Same applies to employers who have no concrete means of conducting accurate background checks on their new employees, due to lack of access to any valid government proof of residence, for citizens dwelling in cities; where mail bags and house billing addresses are not considered a necessity but a luxury. 

Over and above all, house owners have no means of being guaranteed of their next rent payments, from their tenancy receivables, that could be used as securities to access credits from financial institutions, relying on certain rent payments to be earned from a new tenant, or from renewals by existing tenants. 

Tenants, on the other hand, get stuck and often unable to pay their rent's renewal for obvious reasons, one of which is as a result of not having a secure enough saving culture, or lacking requisite financial literacy on home savings; that would enhance their financial capabilities of putting money for rent, aside, in advance. 

Consequently, they pay for their failure to plan their finances adequately, in diverse ways; which include tenancy forfeiture, after several notices and harassment by their landlords. 

No one likes to be embarrassed for not paying their bills or rents on time. Late or delayed payment of bills or rental is preventable. Early payment and advance payment is attainable. 

With the right financial structure on ground, and utilized effectively; by those concerned with the necessity of bill payment to secure one's shelter, any form of embarrassment could be avoided, at a cheaper cost and an easier method of paying their bills or rents earlier.

Providing an accessible center in service of all house owners in every street of any city in the country, where:

1. House owners / property developers are provided the opportunity to register and get a tracking code that enables them get known as house owners by government and financial institutions, and so could easily request for credits from such institutions using their tracking code as collateral for their rents receivables at any time.
2. House owners/property developers upgrade their receivable rent payment method to a fully automated system that enables them get guaranteed of receiving their rents in advance of 2 years or more without going to knock at their tenants to issue rent renewal notices or reminders, relying entirely on the collection and issuing of the new prepaid rent card to and from their tenants When receiving new rent payments in any year.
3. House owners/property developers begin to issue digital receipts or proofs of payments for rented apartments  automatically, as soon as a rent payment is successfully made, using  their newly activated tenancy prepaid rent card. 

The Tenancy Prepaid Rent Cards are issued to tenants by owners of properties, at the time a tenant pays a first rent, after the landlord has registered with the nearest Check-in Real-Estate Secretariat, known as a Street Collection Center, located in their street, and has received a number of cards; for issuance to each tenant occupying any unit of house/property, that is already or yet to be under tenancy allocation; and for tracking the address of any new tenant or a rent renewing tenant, as they relocate from place to place, within or outside the same city. 

The tenant takes the card for registration / activation at the Street Collection Center, where the card was issued to its original owner -- the landlord. The tenant's identity information are obtained and stored by the center's secretary, and added to the database, to track if a tenant is new or renewing their rent. 

The tenant (now the customer) is then issued a unique tenancy code tracked to their prepaid rent card's digital account. This code is generated from their e-wallet ID and Pin for paying their apartment bills (rents), online, or at the collection center. Online payments are done by logging in to their dashboard, click on pay rent advance, fill the dialogue box options for prepaid rent Card number, and tenancy tracking code, and personal security pin, then choose payment method (options include, pay with: 1. cash at cashier point, 2. card payment at cashier POS terminal, 3. Mobile transfer to account number, or 4. Online card payment, 5. USSD Code payment, 6. Internet Banking OTP online Transfer)

They keep their rent card as a proof of residence, and as account holders in their house owner's rent receivables. They carry their cards with them to the collection center, each time they're paying their monthly installments in advance, via cash, POS or transfers, and their tracking codes, corresponding with the prepaid rent card's number, are used to update their advance rent payment records of monthly installments. 

They submit their cards, at the end of every year, to their house owners, who proceed to the collection centers to cashout the rent payment due for the year, using the number on the submitted tenancy prepaid rent card and their own tracking codes to withdraw their rents. 

Due annual rents are directly transferred by the cashier, at the collection centers, to the bank account of the landlords. 

Landlords have a profile created for them, during their initial registration, where their tracking codes are generated from, with a dashboard showing the number of cards issued to them, and the transaction history of rents withdrawn using the card's unique numbers and the house/property  owner's profile tracking code. 

After every successful rent withdrawals processed using the prepaid rent card, the cards are retracted at the collection centers and retrieved from paid house owners by the secretary, to indicate that the tenant is no longer indebted for the new year's rent renewal, and a proof of payment issued to the house owner, with a copy reserved for the tenant, who will be notified by the house owner to reclaim their card and personal copy of proof of payment from the collection center. 

So, landlord's and tenant's  accounts are linked, using the tenancy prepaid rent card's secret key, accessible only to the secretary, who uses the back offices of all issued cards to generate and release new secret keys for each card before and after linking or unlinking. That way, maximum security is ensured that no card user can ever hack their cards for any dubious end. 

The cards are linked and unlinked once a year, during rent renewals, using the newly generated secret keys. With these secret keys, each linked card appears in the dashboard area of both account holders, showing linked cards and their transaction details. 

The landlord's account dashboard section for linked cards shows the number of cards linked to their profile, and when each linked card's number is clicked, from the user area, it shows transaction history of card withdrawals. The "unlink and release card's secret key" button is locked from user area, it can only be accessed from the secretary's back office. 

The tenant's account dashboard has a section for linked Cards and shows the current cards linked with the user's e-wallet account. The user may link multiple cards if they rent multiple apartments in different locations, for different purposes, and to view a user's card transaction history, the user will first click to open "wallet" menu, beneath the "my profile" menu, in the logged in  user area's dashboard, then click on "linked cards menu" to open a dropdown menu of linked cards, and then click on any card's number on the menu's options to open card details account section, and also click on "view card transaction history" to view records tabulated statement of account paged according to years, and showing details of deposits amount, dates, total number of deposits, total amount deposited, annual rent amount, rent amount due, next due date, date of last rent deduction, amount of last rent deduction, card actual balance.

The tenant then gets back their prepaid rent card, alongside their proof of payment printout, with a digital copy of its receipt automatically sent to their email address. 

They can then show their proof of payments to any financial institutions requesting a proof of residence, as well as forward digital copies directly from their mail inbox. 

Their rent payment history, once updated in the database, can be tracked by any government authority, financial institution and employer, who is  permitted to access the portal; to conduct a background check, to know where each rented property occupant recently paid their rents, and so track them with the records, to verify their physical addresses; using the technology for digital Identity checks, address and location  tracking, without going from place to place, to locate anyone, unless under matters of serious necessity.

Customer/Users:


The major users of our products and services are Government City Counsel authorities, Financial Institutions such as investment banks and lenders or credit bureaus, cooperatives and credit societies, employers, house owners/property developers and real estate investors, and, lastly, tenants, in every city of the country and beyond, where our physical street collection centers have been set up.

Growth, Expansion & Marketing Strategy:


Our street collection centers are setup in a way that requires very little logistics and easy replication, in multiple locations operated at the same time.

Our human resource logistics is inexpensive and minimal, as we recruit not more than 2 personnel to play roles of a female cashier and a male secretary, respectively, and who themselves are resident within the  same street.

Activities at the center are less frequent , and transactions include processing registration of, and new card issuing to house owners, in the initial setup stage of the center. As such, after an initial registration and card collection, house owners are required to visit and carry out a physical transaction at the centers only once in a year, and that at time for cashout or withdrawal of annual rent payments, from the submitted prepaid rent cards, reclaimed from their tenants once a year.

Regular transactions at the center are between the center's cashier, receiving cash deposits or transfers, from tenants making their monthly installments at the center, and the secretary, updating their records on the web database, to reflect the new payments in each tenant's user area's account dashboard.

The tenants themselves are required to confirm that their prepaid rent card account has been updated, by the secretary, before leaving the collection center, after making any cash deposit or transfer; for their monthly rent  installments at the center. This is to ensure maximum trust of transparency for the secured prepaid rent card account management system. 

More so, each tenant has an account dashboard they can login to verify their prepaid card deposit status, using their mobile phone connected to the internet otherwise, they are required to use the center's facility, through the support of the secretary, to update their records and view their transaction history in their dashboards, as well as confirm that they are sent and have received an email notification of same deposit account update, and make printout receipts of deposit available on request... 

The secretary's role Includes furnishing them with their card balance account statement and receipts printout, and email notification at anytime they request for it.

With this web database management, secretaries and cashiers are required to be computer literate. Each center has two PCs, one for the secretary's use paired with the cashier, and the other for the customer's use; for verifying account deposit updates, balance, and rent payment status, rent renewal's next due date, track referrals and view unlocked bonuses for qualified referrals.

Growing the customer base is achieved through implementation of a rent bonus and tenancy referral program.

 

Firstly, rent bonus is the fastest and most effective USP for acquiring new customers. Every tenant, who uses the collection center's products and services, according to applied terms and conditions, is rewarded with 1 year extra rent bonus. 

The only condition for qualifying to enjoy this bonus is that; the user of the tenancy prepaid card will complete the required 10 monthly installments. They will make advance rent payments that will be processed at the collection center in any year. 

The installment is 12% of their annual rent payment, made in advance, each month, using their card's tracking code to make deposit transactions, at the collection center, every month. 

The total advance rent Payment of monthly installments, deposited at the collection center, would have to equal 120% of the annual rent total, in any year, after all 10 installment deposits have been transacted, with the cashier at the center. 

With these terms met, the customer will necessarily enjoy complete two years rent payment guarantee, as house owners will have access to their annual rents for two years, without bothering their tenants for any reason, except collecting their cards once a year. 

Knowing that a tenant can now secure two years rent, by paying for only one year in advance, is the first reason any tenant would feel motivated to use the new tenancy prepaid rent card.

The second reason is because the tenant could qualify for more years of rent bonuses, up to 4 years in advance, by simply referring a number of new tenants, to also register and use our products and services, in conjunction with their house owners. 

The bonuses based on number of tenancy referrals are as follows:

A. Refer 25 new tenants in 1 month: and qualify for 1 extra year rent bonus = 3 years of rent payment guarantee for house owners.
B. Refer 250 new tenants in 5 months: and qualify for 2 extra years rent bonus = 4 years of rent payment guarantee for house owners.
C. Refer 2500 new tenants in 10 months: and qualify for 3 extra years rent bonus = 5 years of rent payment guarantee for house owners.

With this incentive of extra years of rent bonuses, unlocked by simply tapping the potentials of the tenancy referral program, the loyalty of customers could be assured, while, at the same time, achieving faster growth and cost-effective marketing.

The expansion of the business is planned on the basis of the number of new tenancy prepaid rent card customers acquired from referrers per month.

In any month where 25 new customers are acquired, a new collection center will be opened and launched, in a new street until business expands to a new city in the country, and then spreads to nearby  streets in each city every month. This is to peg expansion on tracking of growth in customer acquisition index.

Business Model:

 
The product distribution goes through a process of Information Circulation, Card Production, Card's Initial Secret Key Generation, Card Owner Registration, Card's Key Linking & Card owner's initial Card Collection, Card Issuance to Initial Card User, Card Linking & Activation, Card Submission, Card Owner's Withdrawal, Card Retrieval by Issuer, Card's Key Release and Relinking with User, and Final Card Recovery by User.

The development of the business is simplified by adopting a simple model of triangular growth process as presented below:

 
a. New Street Penetration (Entry stage) + 
b. New Owners Presentation (Outreach stage) = 
c. New Customer Acquisition (Sales stage)

The entry stage of the business development means that a new street has been targeted, for market extension and local penetration. This is where a new collection center will be located, if the expansion requirement is met, that is with 25 new tenants gained from referrals per month.

The outreach stage means that, after a new collection center has been set up in any street, a team of professional business development executives will be assigned to commence outreach in the street. It's at this time that they will first place a job vacancy notice for recruitment of a female cashier and a male secretary, who they will train on the use of the web database management system, in order to teach them how to operate the back office for each card to be issued. They will train them on how to:


A. process registration of house owners and tenants,
B. update records of financial transactions of paying out house owners' receivables,  
C. Effectively record deposits by tenants, and 
D. handle all records accurately, transparently, as well as 
E. show sincere and true care and concern for all customers to be serviced with courtesy, respect and dignity.

This is also a time when the executive team will comb the street to identify with all house owners, make presentations and refer them to the new collection center, in their street; for registration, identification and collection of the new prepaid rent cards, to be issued to by owners to all new and rent renewing tenants, who occupy their houses and properties.

Cards can also be directly issued to tenants by the initial issuer at the collection center, where a card has not been linked with any visited house owner, but only with the tenant, by using the details offered by the new tenancy referrals. Moreover, the card will be designated the address of the new tenant, while the owner of the rented property will be contacted to confirm the registered tenant's details, as well as provide personal details for contacted owners' account registration and profile setup, plus card linking. 

The confirmed owner will then be sent their account login details, tracking code and instruction on how to process card withdrawals by calling or visiting the center, doing so with the prepaid rent card's number, as card is submitted by tenants whenever rent renewal is due, of which owners will receive a notification to process their annual rent withdrawal, using the newly activated tenancy prepaid rent card.

The sales stage means that the house owners have considered the benefits of our products and services and accept to use them after the first presentation. They freely go to access our collection centers in their street for the first time, to make more inquiries. They decide to take action there and then by registering with us. They agree to our terms and conditions and privacy policy as  well as data security services. They collect the cards assigned to them for each of their properties to be rented out under our supervision. They issue the cards to their new tenants and direct them to locate our collection centers in their street, to register and identify with us, as well as activate their cards, in order to start their advance rent payment; with the cards used only at the collection center, where they are registered with us.

Once a new tenancy prepaid rent card has been activated, at our collection center in any street, the first sales is said to have taken place. 

Revenue and Financial Plan:


We begin to generate revenue from the monthly transactions done with use of our innovative tenancy prepaid rent card, and we generate new customers from the referrals done by the users of our rent cards, who desire to unlock rent bonuses .
